WYOMING PROPERTY TAX & EQUALIZATION FAQ

STATUTORY REFERENCE
What is the statutory deadline to appeal property taxes in Wyoming? +
The resolved statutory filing deadline for Wyoming is July 1, 2027 (Wyo. Stat. § 39-13-109). Initial local reviews are filed with the County Board of Equalization (CBOE), with administrative escalation to the Wyoming State Board of Equalization (SBOE) / District Court.
How is residential property assessed in Wyoming? +
Under Wyoming law, residential real property is assessed at 9% of fair market value (and commercial property at 9%). Equal and uniform taxation across properties is protected under Wyo. Const. art. XV, § 11 ("All taxable property shall be valued at its full value as defined by the legislature except agricultural and grazing lands").
How does Truth-in-Taxation work during Wyoming county reappraisals? +
Under Wyo. Stat. Ann. § 39-13-104 (Statutory constitutional and legislative millage rate limitations), when a county completes a reappraisal cycle (Annual assessment notices mailed by county assessor around April 1), the taxing authority must calculate a certified revenue-neutral tax rate so the reappraisal itself does not automatically create an unadvertised windfall tax increase.
